July New Home Sales Plunge To Lowest Level Since January

New home sales across the United States experienced a sharp downturn in July, plunging 10.5% on a month-over-month basis. This steep decline brought the seasonally adjusted annual rate down to 607,000 units, marking the slowest sales pace recorded since January.

Compared to the same period last year, national sales fell by 6.3%. While the Northeast and West regions managed to post monthly gains, significant contractions in the Midwest and South dragged down overall figures. Shifting Pricing Dynamics

The national median price for a newly built home dropped to $393,800 in July, reaching a striking five-year low. This downward correction reflects broader efforts by developers to address severe affordability barriers.

The Widening Price Gap

Because new construction prices fell significantly, the gap between new and existing home median prices widened to $40,300, creating the largest disparity since 1999.
