CIP Real Estate has successfully acquired the Walnut Tech Business Center located in Los Angeles County’s San Gabriel Valley for a notable $60.7 million. Unit sizes across the 11-building complex range compactly from 640 up to 8,400 square feet. At the time of the sale, the business center boasted an impressive 92 percent lease rate.

City National Bank heavily financed the acquisition by providing a $42.9 million loan. JLL brokers successfully arranged this financing package on behalf of the buying entity.

Strategic Capital Improvements and Regional Impact

New ownership plans to launch an aggressive $3.5 million capital improvement program at the facility this year. These upgrades aim to enhance functionality, aligning with modern home design and commercial asset modernization standards.

The complex sits roughly a mile from the 60 Freeway, servicing the City of Industry submarket efficiently. Small-bay industrial spaces remain heavily supply-constrained throughout this vital logistics corridor.
