Bronx Laconia Development: New Six-Story Mixed-Use Building Planned

New architectural permits have been officially filed for a vibrant six-story mixed-use building located at 3365 Wilson Avenue in the Laconia neighborhood of The Bronx. This upcoming development initiative promises to inject fresh residential and commercial energy into a heavily trafficked corridor near regional transit arteries.

Spearheaded by developer Nicky Lumaj of Cross Five Construction, the project will transform a currently occupied site following recent demolition filings. Industry professionals tracking urban evolution and architecture articles are keeping a close eye on how this concrete-based structure will reshape local dynamics.

Project Scope and Spatial Dimensions

The proposed multi-family structure will rise an impressive 65 feet tall and encompass a substantial total floor area of 45,552 square feet. Modern zoning strategies often leverage mixed-use frameworks to maximize urban utility, a concept frequently explored in our specialized informational guides.

Out of the total gross floor area, the vast majority—40,811 square feet—is dedicated entirely to comfortable residential living spaces. Additionally, the complex incorporates functional space designed to boost community engagement and local commerce.

Functional Breakdown of the Mixed-Use Layout

The building’s blueprint carefully divides space to accommodate various neighborhood needs, featuring dedicated zones for commercial enterprise and public services. Evaluating these allocations offers valuable insight into contemporary home design and community planning standards.

The structural breakdown consists of the following key allocations:

  • 4,428 square feet of prime commercial space on the ground level.
  • 311 square feet designated specifically for vital community facilities.
  • A robust concrete cellar foundation accompanying 28 enclosed parking spaces.

These elements combine to ensure the building meets both vehicular and pedestrian demands efficiently.

Residential Configuration and Transit Integration

Inside the upper levels, the building will house a total of 60 residential apartments designed to alleviate regional housing pressures. Given that the average unit scope spans approximately 680 square feet, market analysts expect these properties to function primarily as modern rental units.

Future residents will benefit immensely from the property’s prime positioning between Givan Avenue and Boston Road. Furthermore, the location sits conveniently close to the Gun Hill Road subway station, which is serviced efficiently by the 5 train.

Architectural Leadership and Next Steps

To bring this ambitious vision to life, the development team has tapped Nikolai Katz Architect to serve as the official architect of record. Their design strategy relies heavily on durable concrete-based engineering to guarantee structural longevity and modern aesthetic appeal.

Demolition permits for the pre-existing structure on the plot were formally filed back in August. While an official completion date has not yet been publicly announced by the development team, anticipation across the borough continues to build steadily.
