Updated plans have officially been submitted for an exciting new mixed-use development located at 3244 to 3250 West Bryn Mawr Avenue within Chicago’s vibrant North Park neighborhood. This project showcases how modern urban developers are adapting their strategies to maximize spatial efficiency and community impact.
After sitting dormant for over six years following an initial, unexecuted renovation permit, the site’s developer has chosen a much bolder path forward. By pivoting toward a higher-density proposal, the team aims to better serve the evolving housing demands of the local community.

Preserving History While Expanding Density
The original vision for this site relied on maintaining a historic one-story facade to frame a modest four-story residential building containing 30 units. However, market shifts prompted a complete redesign.

Designed expertly by Hanna Architects, the revised blueprint calls for an ambitious five-story structure carefully recessed behind that same cherished historic facade. This approach honors the character of historical architecture while injecting vital density into a thriving commercial corridor.
Detailed Design and Structural Breakdown
Architectural massing plays a critical role in how new buildings integrate into established neighborhood fabrics. The updated facade strategy incorporates rich medium-tone brick, intricate decorative brickwork details, and modern inset balcony bays.
At the street level, the development offers approximately 2,000 square feet of flexible retail space thoughtfully divided into two separate commercial areas. This active ground floor will significantly enhance pedestrian engagement along Bryn Mawr Avenue.
Residential Units and Community Amenities
Moving upward, the building will now accommodate a total of 40 residential units, optimized for urban professionals and small families alike. The layout features eight one-bedroom and 32 two-bedroom floor plans.
To support equitable neighborhood growth, six of these residential units will be officially designated as affordable housing. Additionally, occupants can enjoy a shared, intimate south-facing rooftop deck for outdoor relaxation.
Parking accommodations remain practical, with a designated rear garage continuing to supply 27 vehicle spaces for residents. This thoughtful inclusion ensures that density does not come at the expense of everyday neighborhood convenience.
