Pendry Tampa Superstructure Climbs Above Podium Along Downtown Riverwalk

This article analyzes the ongoing development of Pendry Tampa and Pendry Residences Tampa, a 38-story mixed-use tower rising along the Tampa Riverwalk. It highlights the project’s massing, program, key players, and the luxury amenities shaping Tampa’s skyline and waterfront experience.

Project Overview and Massing

The building is located at the corner of Ashley Drive South and East Whiting Street. Formwork is now above the podium, and construction is transitioning to the residential floors.

The podium anchors the waterfront footprint and separates different uses, including parking levels. These parking levels will be screened in the finished building.

Curtain wall and façade installation are underway across parts of the hotel levels. Work has progressed to about six or seven floors so far.

The tower has two main parts: a hotel on floors 1 through 14 and luxury residences on floors 15 through 38. The design uses transparency and mass to stand out against the city’s historic background.

Key Players and Design Team

The 38-story mixed-use tower is a collaboration among Two Roads Development and Montage International as developers. Arquitectonica is the design architect, while Coastal Construction and Ceco Concrete Construction handle building and shell work.

This team uses a riverfront podium strategy to combine hotel activity, residential living, and street-level experiences.

  • 220 hotel guestrooms located on floors 1–14
  • 200 residential units located on floors 15–38
  • Large podium footprint with parking levels screened in the final exterior
  • Façade work progressing from curtain wall to full envelope across hotel levels

Amenities, Services, and Luxury Positioning

The hotel is planned as a full-service luxury destination with meeting and wellness spaces. Amenities are designed for conference travelers, leisure guests, and Riverwalk visitors, while also serving residents above.

The hotel amenities include over 10,000 square feet of conference and ballroom space and a 20,000-square-foot spa. There is also a fitness center, children’s club, several dining venues, and Riverwalk-facing retail and restaurants.

Residential Experience and Owner Benefits

Residents will have exclusive access to hotel amenities and services. Features include a private valet drop-off, a dedicated lobby lounge, private elevator access, a rooftop pool, and residential staff support.

An owners’ lounge will provide a dedicated social space. Residents receive full access to hotel services as part of the luxury package.

  • Direct access to hotel services for residents
  • Private elevator corridors and dedicated lobby spaces
  • Rooftop pool and exclusive residential amenities
  • Riverwalk-facing retail and dining experiences integrated with the tower

Penthouse Vision and Market Position

A $45.5 million penthouse is planned for the top of the tower, marking a major entry into Tampa’s luxury condominium market. The tower’s scale and riverfront location position Pendry Tampa and Pendry Residences Tampa at the high end of the local market.

Recent aerial images show the tower’s massing taking shape along the downtown Tampa waterfront. The project is now a clear presence that fits with the city’s Riverwalk ambitions and waterfront redevelopment goals.

Construction Progress and Visual Massing

With formwork now rising above the podium, the residential component is entering its main construction phase.

Curtain wall and façade work on the hotel levels has progressed to several floors.

This expands visibility of the tower’s exterior as massing becomes more defined.

Pendry Tampa serves as a case study of podium-first development and mixed-use programming in a growing urban waterfront.

The collaboration among developers, designers, and builders shows how luxury design can help redefine a city’s skyline while maintaining riverfront accessibility and public spaces.
