Funding Secured for 310 Huron High-Rise in River North

This article highlights the latest financing milestone for a new mixed-use development in Chicago’s River North neighborhood. The nine-story project at 310 West Huron Street has secured funding to complete construction.

Developers ZSD and Third Coast Real Estate secured a $44 million loan to fund the remainder of the build. The building is designed by Pappageorge Haymes Partners.

The project combines residential units with ground-floor retail and amenities. It is part of River North’s ongoing urban renewal.

Project Overview

The building will stand just over 100 feet tall. It will rise as a simple box form on a site where a 24-story tower was once planned.

The eastern portion of a nearly block-long lot will be developed. A pocket park will be preserved on the western edge to maintain open space.

The project includes 150 residential units. The ground floor will feature programs that engage both residents and the neighborhood.

Key project stats include:

  • Location: 310 West Huron Street, River North, Chicago
  • Developers: ZSD and Third Coast Real Estate
  • Architect: Pappageorge Haymes Partners
  • Height: just over 100 feet
  • Residential units: 150 total (48 studios, 85 one-bedroom, 16 two-bedroom)
  • Ground-level program: large lobby with a coffee shop and two street-corner retail spaces
  • Amenities: coworking space, residents’ lounge, fitness center, expansive rooftop deck
  • Parking: 21 spaces at the rear
  • Timeline: permits in hand, construction underway, targeted completion in 2027

Architectural Strategy and Massing

The design uses three façade treatments: gray brick, box-seam siding, and standing-seam metal siding. This combination creates a modular, human-scaled appearance and breaks up the long streetwall.

The building responds to River North’s street life by providing active frontages and inviting ground-floor uses. These features engage pedestrians and support the neighborhood’s vibrancy.

The western pocket park adds greenery within the block. It supports a richer urban microclimate for ground-floor retail and lobbies.

Ground-Level Experience and Amenities

The project offers a mix of retail, coworking, and community spaces for residents and neighbors. The ground level features a prominent lobby, a coffee shop, and two retail spaces for various storefronts.

  • coworking space for residents and guests
  • residents’ lounge for gatherings and events
  • fitness center with modern equipment
  • expansive rooftop deck with panoramic views

Residential Mix, Parking, and Schedule

The building plan includes a unit mix to attract a broad range of residents, from singles to small families. The varied layouts support a dynamic, transit-oriented lifestyle.

  • Unit mix: 48 studios, 85 one-bedroom, 16 two-bedroom units, with several ground-floor duplex units
  • Ceiling heights and layouts designed for flexible living
  • 21 parking spaces located at the rear
  • Ground-floor duplex units on the west side

Permits are secured and construction is underway. The project is scheduled for completion in 2027.

Implications for River North and Chicago’s Urban Core

River North is becoming denser with new mixed-use developments. This project shows how modern residential designs can be combined with public improvements like pocket parks and street-level retail.

ZSD, Third Coast Real Estate, and Pappageorge Haymes Partners worked together on this project. Their approach uses controlled building size, careful material choices, and a focus on creating welcoming public spaces.
