Fall Housing Inventory Surges As Market Cools Down

Total housing inventory expanded by 3.2% from the previous month and roughly 6% compared to the same period last year. This upward trajectory pushed the national supply past 1.6 million units for the first time since November 2019.

Shifting Buyer Leverage

The months’ supply of inventory extended upward to 4.9 months, achieving its highest threshold in more than a decade. This expansion in available housing stock is actively granting purchasers enhanced negotiating power across various markets.

Average mortgage rates hovered around 6.67% through August, while the median existing-home sales price ticked up 1.6% annually to reach $429,100. Fortunately, robust job creation and a 3.1% annual increase in wages helped bolster overall housing demand and national affordability indexes.
