Window and Door Supplier Leases Space in Westwood Industrial Building

The Acca Center development at 2283 Dabney Road in Henrico’s Westwood area is moving forward as a two-building industrial project. It combines a high-end showroom with traditional warehouse space and reflects a shift in investment activity along the corridor.

Developer JSC Family LLC, led by Stefan Cametas, acquired the 11.6-acre parcel from Brandywine Realty Trust for $1.6 million in late 2023. Site work has started, with footings in the ground and the first building planned for completion in early 2027.

The project features a front building with a showroom for Architectural Windows of Virginia. A second building is planned behind Dabney XI for sale or build-to-suit, targeting both owner-occupiers and investors.

Project Overview

The Acca Center will have two separate buildings along Dabney Road, next to the Acca rail yard. The development aims to upgrade the corridor’s appearance with modern architecture and site design.

Work on fencing and site infrastructure is underway. The team is planning a phased occupancy strategy to balance owner-occupancy and leasing options.

Front Building: 30,000 SF with Showroom

The front building will be about 30,000 square feet. Around 18,000 square feet will be used for a warehouse and showroom for Architectural Windows of Virginia, a window-and-door supplier Cametas acquired five years ago.

Irby Architects designed the building with a brick masonry façade, glass storefront and showroom, door awnings, a patio, and a street-facing sidewalk for a modern look. The other 12,000 square feet will be marketed for lease by One South Commercial agents Chris Corrada and Ken Campbell.

Footings are being dug now. The first building is scheduled for completion in early 2027, with New Field Inc. as the site contractor under Cametas’ construction management.

Second Building and Leasing Strategy

The second building covers 8 acres behind Dabney XI and will be separate from the front building. It is being marketed for sale or as a build-to-suit rental with a $5 million asking price.

Brandywine Realty Trust had previously approved a 41,000-square-foot second building. Those approvals were transferred to Cametas and revised to reduce the Dabney Road-fronting footprint for truck docks, meeting logistics needs and offering both sale and leasing options.

Ownership, Timeline, and Construction Approach

JSC Family LLC, Cametas’ investment group, bought the parcel from Brandywine Realty Trust in late 2023 for $1.6 million. This purchase added an important site next to the Dabney Center complex.

Cametas is managing construction directly with New Field Inc. to keep close control over the schedule and on-site work. The first building is expected to finish in early 2027, while the second building will be available for sale or as a build-to-suit option.

Westwood Investment Context

Acca Center adds a new dimension to Westwood’s active investment cycle. This cycle already includes a 300-unit Scottwood apartment project and plans for a 7-story, 224-unit mixed-use building nearby.

The Dabney Road corridor is emerging as a focal point for both industrial modernization and multifamily development. This signals investor confidence in a diversified, transit-adjacent ecosystem.

The dual-building approach at Acca Center combines a showroom-style front building with a flexible second phase. This strategy helps leverage industrial space for specialized tenants while keeping strong resale or build-to-suit potential.
